Above-Rail Development

The project harnesses the potential of above-rail development to deliver new homes, workspace and retail at a key transport hub.

Set across two blocks, the commercial element of the scheme flanks the street and provides an active frontage. The commercial building steps on a single side to give users outdoor space at each floor level and reduce loss of light to adjacent buildings. On the residential block, the step and cantilever are applied on all four sides to provide a continuous balcony space and shading.

A singular glazed façade system unites the buildings but is subtly modified to reflect the commercial or residential use. Stainless steel panels cover the soffits and divide the residential balcony spaces to blur the division between flats and floors, further consolidating the appearance of both blocks.
